What the inspector checks
Baltimore City requires every rental, including one- and two-family homes, to be licensed and inspected by a state-licensed home inspector. The checklist asks whether a basement bedroom has proper egress in case of fire.
Baltimore County requires inspection of rentals with six or fewer units, including short-term rentals like Airbnb. Its inspection sheet passes a basement sleeping area only with a second means of escape: a basement window of at least 5.7 sq ft at the required sill height, or a basement door with a thumb-turn deadbolt.
If your basement bedroom has a small hopper window or no window at all, it fails.
Tell us your inspection deadline and we'll tell you straight whether we can make it.

Questions
Landlord questions
Can I just stop calling the room a bedroom?
Sometimes, but if someone sleeps there, it's a sleeping room in the inspector's eyes and needs egress. Removing a bedroom also lowers the rent and value of the unit.
How fast can you do it?
We prioritize landlords with an inspection deadline. Call with the date on your notice and we'll tell you honestly whether we can meet it.
Do you work with property managers?
Yes. We can survey several properties at once and give one schedule and price for the whole portfolio.
